Why does there need to be an HOA (Home Owner's Association) in our neighborhood?
Glad you asked. The HOA helps assure the neighborhood stays as clean and beautiful as the day you moved in. The HOA is also responsible for keeping the park perfectly maintained – that way you are always able to enjoy its benches, grills, tot-lot, basketball court, and alluring green grass.
How much are the monthly dues?
Dues will start at $66 per month, but are expected to be reduced to $53 per month at the completion of the community.
Who’s in charge of the HOA?
A company called Keystone Property Management will be managing the HOA. The Board of Directors, which is comprised of 5 property owners, acts as the governing body of your association. In time, Board of Director seats will be up for election, giving all residents an opportunity to get involved and help manage the association.
How do I become an HOA board member?
Well, you’re going to need a large budget, a solid campaign manager and a strong appearance schedule. Just kidding, of course.
If you are interested in running for a Director position, you’ll have to fill out a candidacy statement and return it to Management. Please contact your Community Association Manager for the form - her information is below.
What are CC&Rs?
This is an acronym for Covenants, Conditions and Restrictions. Basically, your CC&R’s specify what you can and can’t do when it comes to your property and house. These governing documents are supplemented by the Rules & Regulations and Architectural Guidelines, which are found in the homeowner’s packet you received when you signed your contract.

Will someone be making rounds and inspecting our property all the time?
Keystone Property Management will be on site twice a month to conduct inspections. Their main objective is to make sure that the common area is in tiptop shape. They’ll also be taking a peak at your property, if a violation of the Rules and Regulations is discovered, you will be sent a courtesy letter requesting compliance.
I can’t wait to start work on my backyard. What do I need to do?
Awesome! We’re glad you’re going to make the place your own. As you may know, the CC&Rs require that you landscape your backyard within 6 months of closing. Whatever your plans may be, from simple to extravagant, you’ll have to submit an Architectural Application for approval before showing off your green thumb or handyman skills.
What kind of stuff do I have to include with my Architectural Application?
Along with your application, you’ll need to submit three copies of your plans for the property. Sound scary? It’s not. The HOA is not asking for drawings from a professional landscape architect – they can be hand drawn. Just be sure to note any irrigation or drainage changes and dimensions or hardscape installations. If you’re adding new plants, please note what type and where.
What is the HOA going to review my plans for?
The review process is really meant to help you and the community. The HOA will make sure your landscaping is compatible with the neighborhood and in compliance with the Rules & Regulations and Architectural Guidelines. And, don’t worry, even though the guidelines state a 60 day review time they are usually completed in 30 days or less.
So, is it true that it costs $200 to have my Architectural Application reviewed?
Actually, since we expect that lots of you will be doing work on your property shortly after moving in, a $225 fee is collected in escrow so you don’t have to pay out of pocket later. The good news is, $200 of that money is a deposit that gets refunded once your project is complete, provided there was no damage made to the community as a result of your work. The review processing fee actually only ends up costing you 25 bucks. Not bad for the backyard you’ve always wanted.
